How we scope a loss
Every project starts with measurement. Before anything is cut or removed, we map the wet perimeter with moisture meters, thermo-hygrometers, and thermal imaging, and we record a control reading from an unaffected area of the same building. That control is the target: drying is complete when affected materials match it.
That sequence keeps the scope honest in both directions. It justifies removing materials that genuinely cannot be saved, and it prevents demolition of assemblies that readings show will dry in place. On most losses it means a smaller rebuild than a homeowner expects.
What we will always tell you

How we price and why estimates change
Mitigation is billed on the work actually performed: extraction volume, equipment count and days on site, containment, and labor. That is why an honest first-visit number is a range rather than a fixed figure. Nobody can see inside a wall cavity from the doorway, and the difference between drying a wall in place and opening it is discovered by reading it, not by predicting it.
What we can commit to is that the number moves for documented reasons. If equipment stays a fourth day, the readings show why. If baseboard comes off, the moisture map shows the wet perimeter that required it. If a scope shrinks because materials dried faster than expected, the bill shrinks with it.
Where we stop
We do not perform independent mold clearance testing on jobs we remediate, because the party doing the work should not be the party certifying it. When a project needs post-remediation verification, that goes to a third party, and we will say so rather than hand you a self-issued pass.
We also do not chase work that is not ours. Roof replacement, plumbing re-pipes, structural repair beyond restoration carpentry, and HVAC diagnosis get referred out. Water damage restoration is a narrow trade done well, and the fastest way to do it badly is to treat every call as a whole-house project.
